Sea-view villas are usually taken 6 to 12 months before arrival. For July and August, confirm by the end of February; after that you are choosing from what is left rather than from the whole portfolio. May, June and September are far more forgiving, and two or three months is normally enough.
Choose Yalıkavak for the marina and evening life, Türkbükü and Göltürkbükü for beach clubs and privacy, Gümüşlük for quiet and fish taverns at the water line, Bitez or Ortakent for families who want a gentle entry into the sea. Yalıkavak has the finest sunsets on the peninsula, while Gündoğan and Bodrum town sit between seclusion and the city.
With every villa rental the concierge service is included at no extra charge and available around the clock. Milas-Bodrum Airport is around 35 km from Bodrum town, and the drive to a villa takes between 35 minutes and an hour. Booking starts with a request: the concierge confirms availability for your dates and sends the terms within 24 hours. An advance payment holds the dates and the balance is settled before arrival; the split depends on the villa and the season and is always set out in the contract. Yes, monthly and seasonal stays are possible across most of the portfolio. Long bookings and dates outside high season carry reduced rates, and a winter month costs considerably less than a week in July. For stays of a month or more the concierge agrees a separate schedule for cleaning and for pool and garden care.
Yes, citizens of most countries may buy property in Turkey in their own name. One restriction applies: land inside military and security zones is closed to foreign buyers, and the check is made against the specific cadastral parcel rather than the district. Clearance is requested before completion, and our legal partners handle that step.
Villas in the club portfolio are listed between $1.9 million and $7.9 million. At the lower end is a compact three-bedroom residence in Bitez, at the top a six-bedroom house looking onto St. Peter’s Castle in Bodrum town. Between them sit properties in Türkbükü, Ortakent, Gündoğan and Yalıkavak, from 240 to 620 m².
The main one-off cost is the title transfer tax, around 4% of the cadastral value, with notary and sworn translation fees, valuation and legal work on top. Annual property tax in Turkey falls between 0.1% and 0.6% depending on the type of property and the region. Rates are revised from time to time, so we confirm the final figures as at the date of the transaction.

Short-term letting in Turkey requires the property to be officially registered and the income declared, a step our legal partners take care of. The swimming season on the peninsula runs from mid-May to early November. July and August are the warmest, the busiest and the most expensive months. May, June, September and the first half of October offer sea at much the same temperature, quiet beaches and rental rates 30–50% below the peak.
